In Mexico, there is a 29-35% capital gains tax based on the difference between what was previously recorded on your title, and the current sales price.
Unfortunately, many seller’s do not actually know how much was previously recorded on their title. Thus, they have no idea as to how much the 29% tax will actually come out to.
Worse yet, many previously recorded titles were under-recorded at the seller’s behest, because the laws used to be quite slack, with regard to how international transactions were monitored.
Also, the way the capital gains tax can be calculated can vary as there are two different articles of law with different options, regarding how the tax can be recorded.
